How Property Assessment Works

Georgia's Assessment ProcessAll real estate and personal property is appraised annually at fair market value as of January 1st.

Three Approaches to Value:

1. Market/Sales Comparison Approach

  • Compares recent sales of similar properties
  • Primary method for residential properties
  • Adjusts for property differences

2. Cost Approach

  • Calculates replacement cost minus depreciation
  • Adds land value
  • Used when sales data is limited

3. Income Approach

  • Based on rental income potential
  • Used for investment properties
  • Analyzes income and expenses

Computer-Assisted Mass Appraisal (CAMA)

Our system processes:

  • Sales data and market trends
  • Building permits and improvements
  • Property characteristics and measurements
  • Zoning and land use restrictions
